I've used this service twice to collect bulky rubbish from my front garden and they've been fantastic both times. Very quick service, take very bulky items and very quick turnaround. Definitely recommend.

More about probate clearance

Arranged from a distance

You do not need to come. Somebody lets us in, a neighbour, the agent or a relative nearby, and we lock up after.

The keys go back to whoever gave them to us, or through the letterbox with a message to say so.

From the first photograph to the empty house

It starts with a photograph of each room on WhatsApp, or a walk round with whoever can let us in. From that you get one price for the whole job, in writing, and the price you are given is the price you pay. You tell us what is staying: the pieces the family has asked for, the paperwork, anything the estate has to keep. Then the date is set, usually by the sale, the end of a tenancy or the day the agent wants to photograph the house. On the day the things being kept come out first and go where you say. Everything else follows, room by room, with each room swept as it is emptied, and the loft, the garage, the shed and the garden go in the same visit if they are part of it. Papers, cash, jewellery, bank letters and anything else that looks as if it matters are put to one side for you, never loaded. When it is finished you get photographs of every room, the keys go back, and only then is anything paid. Tell us the date the house has to be empty and that is the date we work back from.

What we do not do

We are not valuers and we do not give legal advice. Questions about the will, the grant or what can be sold are for whoever is handling the estate. If some of the furniture may be worth something, we have somebody who buys, and it costs nothing to ask.

Where it goes

Everything that is not being kept goes to a transfer station and what can be recycled is recycled. The house is left empty and swept, ready for the agent or the buyer.

Some of it may be worth something. Furniture and antiques are worth a photograph before they go, because we have somebody who buys.

Questions people ask

Can the house be cleared before probate is granted?

That is a question for whoever is handling the estate, not for us. When they say the house can be cleared, we can be there.

I live a long way away. Do I need to come?

No. Most of it is arranged over the phone and WhatsApp. Somebody lets us in, you get photographs of every room when it is done, and the keys go back to whoever gave them to us.

What happens to documents and valuables?

Papers, cash, jewellery and anything that looks as if it matters are put to one side and handed over, never loaded.

Do you value the contents?

No, we are not valuers. Some of what is in a house may be worth something, and we have somebody who buys furniture and antiques, so photograph those too and ask.

How is a probate clearance priced?

One price for the whole house, in writing, before anything is booked, from photographs of each room or a walk round. Nothing to pay until the job is done.

Can you work to the sale date?

Yes. Tell us the date the house has to be empty and that is the date we work back from.

Will the house be ready for the estate agent's photographs?

It will be empty and swept, room by room. Tell us when the photographs are booked and the clearance is finished first.

Does the loft, the garage and the shed come too?

Yes, in the same visit. Say so when you send the photographs and the quote covers them.
