House clearance across Essex, London and Hertfordshire

We clear homes. A whole property or one room of it, emptied and taken away, and we do all the loading, so you do not lift a thing.

  • Quoted separately, in writing

Which of these is yours?

Nobody rings up asking for a house clearance for its own sake. It is one of these, and each one is a different job with different worries.

Get it quoted
  • A family home after a death

    Bereavement and probate

Worked through at your pace, room by room, with nobody hurrying you. Anything you want kept, or that looks like it should be, is set aside for you before anything goes near the van.

  • Between one let and the next

    End of tenancy

The flat or the house emptied and left ready for the next let. For landlords, agents and tenants handing the keys back.

  • Sorted, not shovelled

    A hoarded property

Cleared room by room and sorted as it goes rather than swept into bags. Tell us what to look out for and we look out for it.

  • What is not going with you

    Moving or downsizing

The furniture and the cupboards that are not making the move, taken away before the removal van comes or after it has gone.

  • Emptied out with the rest of it

    Garage, loft and shed

Or on their own. Garages front to back, lofts down the hatch, sheds to bare boards, in the same visit as the house or as a job by themselves.

  • Emptied and handed back

    Storage unit

A unit cleared out and handed back so the rent stops. Give us the site and the unit and it is dealt with.

What a house clearance takes in

  • Whole houses and flats, or one room at a time.
  • Furniture, white goods, carpets and everything in the cupboards.
  • Bereavement and probate clearances, worked through at your pace.
  • End of tenancy clearances, left ready for the next let.
  • Hoarded properties, sorted and cleared room by room.
  • Sheds, attics and storage units emptied out with the rest of it.

How a whole house is priced

A whole house is quoted separately, in writing, before anything is booked. It is not worked out from the load sizes or from the collection list, because no two houses hold the same amount, and that caveat is printed on our own price list.

What we need to give you the figure: a photograph of each room on WhatsApp, or a walk round with you. From that you get one price for the whole job, and the price you are given is the price you pay.

One room, a garage or a garden on its own is a different job, and the load sizes cover it. Particular items on their own, a sofa or a fridge, are on the collection list.

  • Call-out charge: from £50, depending on where you are.
  • ULEZ zone charge: £12.50, if the address is inside the London ULEZ zone.
  • Dismantling service for furniture: £35 per item, for anything that has to come apart before it can go.

How a job actually runs

Four steps, in this order. Nothing starts until you have the price.

Start one
  1. Tell us what needs shifting

Ring us, send a photo on WhatsApp, or fill in the three fields on any page. A photo is quickest, because we can see the load size straight away.

  2. We come back with a price

The load size and the figure, in writing, before anything is booked. You are not asked to guess whether it is a half load or a full one.

  3. It gets carried out and loaded

Out of the room, the garage, the garden or the unit, down the stairs if that is what it takes, and swept up behind.

  4. It goes to a transfer station

It is taken away and disposed of, and what can be recycled is recycled.

Get a house clearance quoted

Tell us roughly where the house is and what state it is in. We come back with one price for the whole job, in writing.

Three fields, all short. It comes straight to us and we come back to you with a written price. Nothing is shared with anyone else.

Or price it yourself, right now

Tick off what needs taking and the tool works your price out two ways, off our collection list and off our load sizes, and shows you the cheaper one. Then pick a day. It takes about a minute and you do not have to wait for anybody.

Try the price calculator

Or send a photo, which is quicker

  • A photo tells us the load size straight away, so you get a real price instead of a range.
  • You are not asked to guess whether it is a half load or a full one. That is our job.
  • The price you are given is the price you pay, and it covers the labour and the disposal.
  • It goes straight to us, not to a call centre, and we are the ones who come back to you.

Questions people ask about a house clearance

Ask us something else
Do I have to sort it or clear anything out first?

No. Tell us what stays and it stays. Everything else, from the furniture and the white goods to the carpets and what is in the cupboards, comes out and goes.

It is a probate and we are not in a hurry. Can it be done in stages?

Yes. Room by room, at the pace the family needs, and anything you want kept is set aside before it goes near the van.

Can you clear one room rather than the whole house?

Yes. One room, one floor or the whole property. A single room is usually one of the load sizes off the price list. A whole house is quoted separately.

How is a whole house priced?

In writing, from photographs of each room or a walk round, before anything is booked. It is not priced off the load sizes or the collection list.

What about the garage, the loft and the shed?

They come out in the same visit, or on their own if the house is already done. Say so when you send the photographs and the quote covers them.

Is it cheaper to take some of it to the tip myself first?

Sometimes, and we will say so when we see the photographs. For a few items it can be. For a whole house it is a weekend of trips in a borrowed van, and that is the thing most people ring us to avoid.
