A whole house is quoted separately, in writing, before anything is booked. It is not worked out from the load sizes or from the collection list, because no two houses hold the same amount, and that caveat is printed on our own price list.
What we need to give you the figure: a photograph of each room on WhatsApp, or a walk round with you. From that you get one price for the whole job, and the price you are given is the price you pay.
One room, a garage or a garden on its own is a different job, and the load sizes cover it. Particular items on their own, a sofa or a fridge, are on the collection list.

Who rings us for one
A house clearance means something different depending on who is asking for it.
Homeowners and families
The house is yours, or it was your mother's, and it has forty years of living in it. You do not want to be told to sort it into piles first. Tell us what is staying and the rest goes, and if something turns up that nobody was sure about, it gets set aside rather than loaded.
Landlords and letting agents
One tenancy has ended and the next one starts on a date you cannot move. What is left behind is somebody else's furniture and you need the place empty and swept, not half-done. We work to the date, and if the property is between agents we can be let in and lock up after.
Executors and probate
You are acting for an estate, often from the other end of the country, and everything has to be accounted for before the house is sold. It can go room by room at the pace the family needs. Anything you want kept comes out first and goes somewhere safe.

Not everything that comes out of a house is rubbish. Furniture, antiques and the odd thing nobody in the family recognised the value of are worth looking at before they go on the vehicle, and we have somebody who buys. So when you send the photographs, photograph those too and say what they are. It costs you nothing to ask and it is a great deal easier to raise before a clearance than after one.

The load size and the figure, in writing, before anything is booked. You are not asked to guess whether it is a half load or a full one.
It gets carried out and loaded
Out of the room, the garage, the garden or the unit, down the stairs if that is what it takes, and swept up behind.
It goes to a transfer station
It is taken away and disposed of, and what can be recycled is recycled.
Worth thinking about before we come
None of this is homework. It is the three things we would ask you on the phone anyway, and knowing them turns a rough figure into a firm one.
What is staying
The one thing worth doing before anybody arrives. Walk round and note what is not going: the pieces somebody in the family wants, the paperwork, anything that has to be kept for the estate. A sticker or a note on the door of one room is enough.
What the property is
A two-bedroom flat and a four-bedroom house with a loft and a garage are different jobs. Rooms, floors, and whether the loft, the garage, the shed and the garden are in it. Photographs of each room tell us this faster than any description.
Getting in and out
The part that decides how long a job takes and the part people forget. How close we can get a vehicle, whether there is a lift or three flights of stairs, whether the parking outside is restricted, and what time we can start. If it is a flat above a shop with no rear access, say so and we plan for it.

Everything that comes out of the house is taken to a transfer station and what can be recycled is recycled. Furniture, white goods, carpet, the contents of the cupboards and the loft, the lot of it goes on the vehicle and none of it is left at the kerb for somebody else to deal with, which is the thing people are most often ringing up about after a cheap quote has gone wrong. The rooms are swept behind us as they are emptied rather than all at the end, so you can see where we have got to, and the last thing we do is walk the house with you or send you photographs of every room if you are not there. Keys go back to whoever gave them to us, or through the letterbox and a message to say so. If the house is being handed to an agent or a buyer on a fixed date, tell us the time it has to be ready and that is the time we work back from.
Bits of it on their own
Not the whole property. These are the same job at a smaller size, and most of them are priced off a list rather than quoted.
One room, a garage or a shed
Not the whole house. This is a load size rather than a quote.
Particular items only
A sofa, a fridge, a mattress. Priced individually on the collection list.
A garden or an outside space with it
Green waste, old fencing, slabs and the rest of it, cleared in the same visit.
An office, a shop or a flat above one
Commercial premises emptied, and soft strip out where the fit-out goes too.
Questions people ask about a house clearance
Do I have to sort it or clear anything out first?
No. Tell us what stays and it stays. Everything else, from the furniture and the white goods to the carpets and what is in the cupboards, comes out and goes.
It is a probate and we are not in a hurry. Can it be done in stages?
Yes. Room by room, at the pace the family needs, and anything you want kept is set aside before it goes near the van.
Can you clear one room rather than the whole house?
Yes. One room, one floor or the whole property. A single room is usually one of the load sizes off the price list. A whole house is quoted separately.
How is a whole house priced?
In writing, from photographs of each room or a walk round, before anything is booked. It is not priced off the load sizes or the collection list.
What about the garage, the loft and the shed?
They come out in the same visit, or on their own if the house is already done. Say so when you send the photographs and the quote covers them.
Is it cheaper to take some of it to the tip myself first?
Sometimes, and we will say so when we see the photographs. For a few items it can be. For a whole house it is a weekend of trips in a borrowed van, and that is the thing most people ring us to avoid.
