Redbridge's own appraisal of Wanstead Village puts it better than we could. 'The lanes off the High Street and Cambridge Park Road are a distinctive element of Wanstead Village. They allow for the provision of easy access to flats over the shop, increase the usability of spaces to the rear of buildings, which would otherwise be hemmed in.' Those lanes are the difference between a two-hour job and a four-hour one.
The village has been a conservation area since 1970, one of the borough's first, and the building stock behind that description runs from a probable sixteenth-century survivor at number 32 through Georgian and Victorian houses to 1920s flats that went up when the village ran out of room. Some of it has single-storey shops built in front of what used to be a mansion, which is why the front of a Wanstead building tells you very little about the back of it.

Redbridge's offer is genuinely decent for a small job and no use for a big one. Each household gets one free bulky collection every rolling twelve months, covering up to three items. After that it is £15.20 per item, paid in advance. Everything has to be out by 6am and easy to see from the road.
The service does not collect building or DIY waste at all. So a flat being cleared after a refit splits into two problems the moment a kitchen unit or a bag of tiles is involved, and only one of them has a council answer.
The tip is Chigwell Road at Woodford Bridge, open 7.30am to 4.30pm on weekdays with the gates shut fifteen minutes before closing.
