Terraces cut into flats, and a street with no gaps in it

Most of Hackney's housing is a flat, and most of those flats are inside something that was built as a house. A yellow-stock Victorian terrace becomes three addresses with one front door, steps up to it, a narrow hall and a turning stair. Around and behind them are the estate blocks, where the route out is a shared corridor and a bin store rather than a hall.

The bit that actually decides the job is outside. Hackney streets are parked solid on both sides, kerb to kerb, and there is no drive and usually no rear access at all. So a clearance is carried down, out of the front door, along the pavement to wherever the vehicle could legally stop. That is the difference between a Hackney quote and a quote for the same amount of furniture in Essex, and pretending otherwise helps nobody.

  • Bereavement clearance. A probate taken at whatever pace the family sets, one room at a time. In a converted flat the stairs are the slow part and the quote should say so rather than surprise you.
  • End of tenancy clearance. Between tenancies, stripped to bare floors so the agent can photograph it. In this borough that is most of what we are booked for. A lot of what we do here is a landlord or an agent between tenancies.
  • Hoarder clearance. Sorted rather than shovelled. Sorted, not shovelled. Letters, photographs and anything of value are put aside for you first.
  • Shed clearance. Where there is one. In Hackney a lot of the storage is a cupboard on a half landing or a cage in a basement instead.
  • Attic clearance. Cleared and carried down, and in a converted house the loft hatch is often above the top-floor flat's own stairs, which is worth mentioning when you ring.
  • Storage unit clearance. Between tenants, back to bare floors. Hackney's own collection caps at ten items and charges two collections if a sofa is in the mix, so a whole flat was never going to fit that route.

No tip in the borough, and five van visits a year

Hackney does not have a reuse and recycling centre. The council's own page lists three near the borough and all three are somebody else's: Islington on Hornsey Street, Waltham Forest on South Access Road in Walthamstow, and Haringey on Western Road. Every one of them is a drive across London with a load in the back.

Then there is the ceiling nobody expects. A Hackney household can take a van to one of those sites five times in a financial year and no more. Each visit has to be booked a day in advance, each site accepts only ten vans a day, and once ten are booked the day is closed. A car or a walk needs no booking, which is fine for a bag and useless for a wardrobe.

The council's own collection is £24 for one to five items and £48 for six to ten, out on the pavement by 6am, capped at ten items. And because soft furnishings have to be collected separately by law, a booking with a sofa in it is charged as two. A whole flat is not five items and it is not ten.

Yes. Say it when you ring and the quote covers the real carry. It is the single most common thing we are told in Hackney and it is never a surprise.

There is nowhere at all to park on our road.
