Five conservation areas in one town, and it shows in the doorways

Epping carries five of the district's twenty-six conservation areas, which is more than anywhere else in it: the town itself, Bell Common, Coopersale Street, Copped Hall and Hill Hall. That is not a piece of trivia when you are moving furniture. It means a lot of the housing here is old, protected, and built before anyone thought about getting a three-seater sofa out of it.

Practically, that is narrow doorways, low ceilings, steep turning stairs and front doors straight onto a pavement with a loading restriction on it. Things come apart or they do not come out, and everything is carried to the road because there is no way round the back. Further out towards Coopersale the plots open up and it gets easier, and the quote should reflect which of those two you have got.

  • A photo tells us the load size straight away, so you get a real price instead of a range.
  • You are not asked to guess whether it is a half load or a full one. That is our job.
  • The price you are given is the price you pay, and it covers the labour and the disposal.
  • It goes straight to us, not to a call centre, and we are the ones who come back to you.

What house clearance in Epping takes in

What an Epping clearance takes in when the building itself is protected.

Get a price for this
  • Bereavement clearance. Nobody hurries a probate. Room by room, anything being kept put aside first, and we come back if the family needs longer.
  • End of tenancy clearance. At the end of a tenancy, stripped to bare floors. In a protected building that means carrying out rather than dragging, and it takes longer.
  • Hoarder clearance. Sorted rather than shovelled. Sorted, not shovelled. Documents, photographs and anything of value are set aside for you before the load starts.
  • Shed clearance. Emptied and swept out. The council's own crews will not enter a garage or covered storage at all, which is why this is so often the part left over.
  • Attic clearance. Cleared and carried down. In a listed or protected building the hatch and the stair decide the whole day, so we look before we price it.
  • Storage unit clearance. Taken out to the last shelf and the keys given back. One load rather than banded lots of three, seven and ten.

Nothing local, nothing on a Tuesday, and nothing from a garage

There is no recycling centre in Epping. The nearest Essex site is Waltham Abbey on Brooker Road, and it is closed every Tuesday and Wednesday. It takes no DIY waste and no rubble, and it will not book in a van, a pick-up or a large trailer. For a house clearance that is a car, on one of five open days, with nothing heavy in it.

The district will collect instead, at £34.80 for one to three items, £52.80 for four to seven and £69.60 for eight to ten. Bear in mind a bed, a mattress and a headboard are counted as three separate items, so ten goes quickly, and the service will not collect from a garage or any covered storage at all.

Everything it does take has to be out on the boundary, in the open, by 6.30am, without obstructing the pavement. On a High Street cottage with the front door on the footway, that last condition is harder than it sounds.

Questions we get asked about this

Ask us something else
The house is listed and the stairs turn twice.

That is normal here and it is a factor in the price rather than a problem. Things get dismantled rather than forced, because the alternative is marking the building.

Everything is in the garage. Will the council not take it?

No. Their own terms say they do not collect from garages or covered storage, which is why we get rung about garages in this district more than anywhere.

Do you cover Coopersale, Theydon Bois and North Weald?

Yes. Say the postcode when you call; getting out there is already inside the figure.
