Bigger plots, and what has been sitting on them
Great Dunmow is the second largest settlement in Uttlesford, and its conservation area comes in three distinct parts: the High Street and the centre, Parsonage Downs and the Causeway, and Church End. Around those sits a genuinely rural district, which changes what a house clearance is.
Out this way a property is rarely just a house. It is a house plus a garage, plus a shed, plus an outbuilding nobody has opened since the last owner, plus whatever has been at the bottom of the plot for twenty years. There is usually room to get a vehicle close, which helps, and there is usually three times as much to load, which does not.

- A photo tells us the load size straight away, so you get a real price instead of a range.
- You are not asked to guess whether it is a half load or a full one. That is our job.
- The price you are given is the price you pay, and it covers the labour and the disposal.
- It goes straight to us, not to a call centre, and we are the ones who come back to you.
What house clearance in Great Dunmow takes in
What a whole-property job out here usually takes in.
- Bereavement clearance. A probate at the family's pace, room by room, and out here that includes the outbuildings nobody has been into yet.
- End of tenancy clearance. Between lets, back to bare floors ready to photograph and re-let.
- Hoarder clearance. Sorted rather than shovelled. Paperwork, photographs and anything of value come out first and go to you.
- Shed clearance. Emptied and swept out. On a village plot the shed is often a bigger job than a room in the house.
- Attic clearance. Cleared and carried down, and in the older cottages the hatch decides how long that takes.
- Storage unit clearance. A storage unit emptied and handed back so the rent stops.
The nearest tip is not in Great Dunmow at all
This is the part people out here already know and nobody writes down. Essex County Council runs 21 recycling centres and not one of them is in Great Dunmow. The two nearest listed sites are Saffron Walden on Thaxted Road and Braintree on Springwood Drive, and both of them are a drive.
That changes the arithmetic completely. It is not a trip to the tip, it is a round trip in a borrowed van, for a slot you had to book in advance and have to be back for, repeated as many times as it takes. For a full property clearance that is a weekend, not an afternoon.
Uttlesford District Council will collect bulky items instead, at £55.00 for the first three and £8.50 for each extra booked at the same time. That is the right answer for a few items. It is not the answer for a house and three outbuildings.

Questions we get asked about this
Do you come out to the villages or just the town?
The villages are most of the work out here. Give us the postcode and the quote covers getting to you.
There are three outbuildings as well as the house. Is that a separate job?
No, it is one quote. Tell us roughly what is in them, or send a photo of each, and the load size covers the lot.
Is it cheaper if I take some to the tip myself first?
Sometimes, and we will say so honestly. But the nearest sites are Saffron Walden and Braintree, you need a booked slot, and they will not take anything a tradesperson produced at your house.
