What a whole-property job out here usually takes in.
- Bereavement clearance. A probate at the family's pace, room by room, and out here that includes the outbuildings nobody has been into yet.
- End of tenancy clearance. Between lets, back to bare floors ready to photograph and re-let.
- Hoarder clearance. Sorted, not shovelled. There is no recycling centre in Great Dunmow, so every load leaves town for Saffron Walden or Braintree and what comes out is separated before it moves. Anything of value is set aside for you first.
- Shed clearance. Emptied and swept out. On a village plot the shed is often a bigger job than a room in the house.
- Attic clearance. Cleared and carried down, and in the older cottages the hatch decides how long that takes.
- Storage unit clearance. Uttlesford charges £55.00 for the first three bulky items and £8.50 for each one after, which is the figure a unit full of furniture gets weighed against. We empty it and hand it back so the rent stops.
The nearest tip is not in Great Dunmow at all
This is the part people out here already know and nobody writes down. Essex County Council runs 21 recycling centres and not one of them is in Great Dunmow. The two nearest listed sites are Saffron Walden on Thaxted Road and Braintree on Springwood Drive, and both of them are a drive.
That changes the arithmetic completely. It is not a trip to the tip, it is a round trip in a borrowed van, for a slot you had to book in advance and have to be back for, repeated as many times as it takes. For a full property clearance that is a weekend, not an afternoon.
Uttlesford District Council will collect bulky items instead, at £55.00 for the first three and £8.50 for each extra booked at the same time. That is the right answer for a few items. It is not the answer for a house and three outbuildings.

Sometimes, and we will say so honestly. But the nearest sites are Saffron Walden and Braintree, you need a booked slot, and they will not take anything a tradesperson produced at your house.
