What a house clearance in Braintree actually runs into
Braintree is a market town with terraced streets close in and estates around them. Bradford Street alone carries about sixty-five timber-framed houses running from the thirteenth century to the twentieth, a lot of them refronted in Georgian brick, and it has been a conservation area since 1969. Narrow doors, low ceilings and steep turning stairs come with that.

What house clearance in Braintree takes in
What John gets called out for here, in order of how often.
- Bereavement clearance. A probate is not a race. Room by room, anything being kept put to one side first, and we come back if the family needs longer.
- End of tenancy clearance. Between lets, taken back to bare floors so the place can be photographed and re-let. A lot of the older stock here gets done up to rent.
- Hoarder clearance. Sorted rather than shovelled. Paperwork, photographs and anything worth keeping come out first and go to you, not into the load.
- Shed clearance. Emptied and swept out. On the estate plots this is usually the same visit as the house rather than a second one.
- Attic clearance. Cleared and carried down. In the old houses the hatch and the stairs decide how long it takes, which is why we look before we price it.
- Storage unit clearance. Braintree District takes £20 for a single bulky item and £80 for seven to nine, paid when the booking is made. A unit is cleared out and the keys returned, so you stop paying for it.
Why the council collection does not cover a house clearance
Braintree District Council collects bulky waste and publishes what it costs. From 1 April 2026 that is £20 for one item, £30 for two or three, £55 for four to six and £80 for seven to nine. You pay when you book, and everything has to be out at the boundary of your property by 7:00am.
For a sofa and a fridge that is a fair price and worth using. A house clearance is not seven to nine items, and the part that stops most people is not the money anyway: you still have to get it all from the back bedroom to the kerb yourself. Nine items is where that service stops. It is where this one starts.
The other route is the tip. Braintree Recycling Centre is on Springwood Drive, CM7 2YN, run by Essex County Council, and it takes household waste only. You need to book a slot unless you are a Blue Badge holder, on foot or on a bike.

Can you still do it if there is no access round the back?
That is most of the older streets here, so yes. It is carried out to the vehicle by hand. It is normal rather than extra, and it is in the price you are quoted.
What happens to things the family wants to keep?
They come out first and go to one side before anything is loaded. If you have not decided yet, we leave them and come back.
Is a whole house quoted the same way as a collection?
No. The collection prices are for particular items. A whole property is quoted on the load size instead, and you get that figure in writing before anything is booked.
