Two Loughtons, and both of them have a garage in the way
Loughton splits cleanly in two. Up the hill towards the forest are Baldwins Hill, Staples Road and York Hill, three of the district's twenty-six conservation areas, where the houses are older, bigger, set in gardens and reached off narrow lanes. Down towards the station is Debden, a planned post-war estate of brick and render with communal landscaping and a regular street pattern.

- Bereavement clearance. A probate at the family's pace, room by room, with the garage and the store counted into the same quote rather than treated as a second visit.
- End of tenancy clearance. At the end of a tenancy, down to bare floors. On the Debden side the turnaround is quick and the garage has to be done in the same visit.
- Hoarder clearance. Sorted rather than shovelled. Sorted, not shovelled. Paperwork, photographs and anything worth keeping come out first and are handed over to you.
- Shed clearance. Emptied and swept out, and worth saying plainly: this is the part the council's own service will not do, because it does not collect from covered storage.
- Attic clearance. Cleared and carried down. In the older houses up the hill the hatch and the stair decide the day rather than the amount.
- Storage unit clearance. Run out to bare walls and the keys handed over. Everything comes out with us in one go rather than in banded lots of three, seven and ten.
The council will not come into a garage, and the tip shuts Wednesday
Epping Forest District Council's special collection is a reasonable service with one line in it that catches almost every clearance: it does not collect from garages or any covered storage. Items have to be on the boundary, in the open and clearly visible by 6.30am, and the access has to take a vehicle 3.8 metres high and 2.8 metres wide. If the contents are in a garage, they are your problem until they are on the pavement.
The prices are £34.80 for one to three items, £52.80 for four to seven and £69.60 for eight to ten, and a bed, a mattress and a headboard count as three items rather than one. A four-bedroom house is not ten items.
The nearest recycling centre is Chigwell, on Luxborough Lane, and it is closed every Wednesday and Thursday. It takes no DIY waste and no rubble at all, and it will not book in a van, a pick-up or a large trailer. So the self-service route for a Loughton house clearance is a car, on one of five open days, with nothing heavy in it.
