Parades, and the offices above them
Chingford's commercial fabric is parade-shaped. Chingford Green, Station Road and Chingford Mount are runs of shops with offices, salons, surgeries and storage on the floor above, and the Green has been a conservation area since 1990, so what you can do to the outside of those buildings is constrained.
For a strip-out that means a stair, a shared front door and a kerb with a loading restriction on it, rather than a bay and a roller shutter. It is perfectly workable, but it is a different job from an out-of-town unit and it has to be priced as one, which is why we look at the access before we give a figure rather than after.
Load sizes and prices
Our own price list| Load size | Waste | Price |
|---|---|---|
| Full load | Mixed waste | £400 |
| Three-quarter load | Mixed waste | £300 |
| Half load | Mixed waste | £220 |
| Quarter load | Mixed waste | £120 |
| Clean wood load | Single material | £300 |
| Hardcore load | Single material | £280 |
These are the load prices off our own price list. You are told the load size and the price before anything is booked, so there is nothing to work out at the end of the job.

Tick off what you have got and it works out the load size and the price. It is an indication and we confirm it before anything is booked.

There is one price list and Chingford is on it. Send a photograph of what needs shifting on WhatsApp and you get the load size and the figure back, rather than being asked to guess it yourself.

- A photo tells us the load size straight away, so you get a real price instead of a range.
- You are not asked to guess whether it is a half load or a full one. That is our job.
- The price you are given is the price you pay, and it covers the labour and the disposal.
- It goes straight to us, not to a call centre, and we are the ones who come back to you.
What office clearance in Chingford takes in
Commercial work in Chingford, nearly all of it above or behind a parade.
- Soft strip out. Back to shell. Partitions, ceiling grid, floor boxes and fitted kitchen taken out and the floor swept. Above a parade that is a stair carry, and the quote says so.
- Renovation clearance. Cleared as the work goes rather than left to pile up, which above an open shop is the difference between a job and a complaint.
- Outbuilding clearance and demolition. A lock-up, outbuilding or yard structure demolished and carted away rather than simply emptied out.
- Construction site clearance and strip out. Site clearance while a build is running, and a strip-out before one begins.
- Land clearing. Plots, yards and gateway entrances cleared and levelled enough to work from.
The site says no trade waste, and the collection is five items
South Access Road states that it is for residents to dispose of household waste and that it does not accept trade waste. It also asks for proof you live in the borough at the gate. So a shop or an office being emptied has no route through it at all, whatever the vehicle.
The council's large item collection is not an alternative either. It takes five items or fewer, nothing electrical, nothing with glass or mirrored parts, and nothing two people cannot carry. It is a household service and it is written as one. The council also warns that items left in the wrong place or without being booked can be treated as fly-tipping with a £400 fixed penalty attached, which is worth knowing before anything is stacked on a pavement.
So a Chingford strip-out goes on a vehicle and to a transfer station, sorted, with the load size and the figure in writing before anything starts. Inside the ULEZ the £12.50 line is on that quote rather than added later.

Questions we get asked about this
Can we use South Access Road for shop waste?
No. The site's own page says it does not accept trade waste and asks for proof of residence. A transfer station handles it instead.
The unit is above a shop that is still trading.
That is how nearly every commercial job in this town is shaped. We work around the trading hours and clear as we go rather than stacking anything in the shared entrance.
Is ULEZ charged separately?
It has its own published line, £12.50, for an address in the zone, and it is written on the quote from the beginning.
