Interwar semis, and forty years of loft
Chingford is mostly interwar and post-war housing: bay-fronted semis with a gable, a short drive, a side gate and a garden that runs a long way back. Chingford Green has been a conservation area since 1990 and the streets around it are the same period and the same shape. Down towards Chingford Mount the grain changes to parades with flats over them and later infill.
A semi of that age holds far more than it looks like it should. There is a loft with a proper hatch and a floor, a garage or a lean-to at the side, and something at the bottom of the garden that has been there since the seventies. The good part is that there is usually a drive to back onto and a side gate wide enough to use, so the load does not have to come through the front room.

A house clearance fails that test on the first bedroom.
The tip is South Access Road in Walthamstow, reached by vehicle through Argall Avenue only, open nine to four every day, and carrying a 1.75 metre height barrier that quietly rules out a lot of what people would hire to do this themselves. A van or a trailer has to be booked a day in advance with proof you live in the borough, and a household gets five van visits a year.
So the honest comparison is not price against a free service, because there isn't one that fits. It is one load price, in writing, against five booked trips, a height barrier and a rule about mirrors. For an address inside the ULEZ the £12.50 line is shown separately on that quote.
