Interwar semis, and forty years of loft
Chingford is mostly interwar and post-war housing: bay-fronted semis with a gable, a short drive, a side gate and a garden that runs a long way back. Chingford Green has been a conservation area since 1990 and the streets around it are the same period and the same shape. Down towards Chingford Mount the grain changes to parades with flats over them and later infill.

A semi of that age holds far more than it looks like it should. There is a loft with a proper hatch and a floor, a garage or a lean-to at the side, and something at the bottom of the garden that has been there since the seventies. The good part is that there is usually a drive to back onto and a side gate wide enough to use, so the load does not have to come through the front room.

What a Chingford clearance takes in once the loft and the garage are counted.
- Bereavement clearance. A probate at the family's pace, room by room, with the loft and the garage counted in the same quote rather than added afterwards.
- End of tenancy clearance. Between lets, back to bare boards and swept, which on a family semi means the loft as well as the rooms.
- Hoarder clearance. Sorted rather than shovelled. Sorted, not shovelled. Paperwork, photographs and anything with value come out first and are handed to you.
- Shed clearance. Emptied and swept out. On a Chingford plot the shed at the end of the garden is regularly a bigger job than a bedroom.
- Attic clearance. Cleared and carried down. These lofts are boarded and used, which is why they are usually the longest single part of the day.

The council collection here is narrower than most people expect. Waltham Forest takes five items or fewer, and an item only qualifies if it has no plug, no battery and no motor, can be carried by two people without equipment, and has no glass or mirrored parts. A house clearance fails that test on the first bedroom.
The tip is South Access Road in Walthamstow, reached by vehicle through Argall Avenue only, open nine to four every day, and carrying a 1.75 metre height barrier that quietly rules out a lot of what people would hire to do this themselves. A van or a trailer has to be booked a day in advance with proof you live in the borough, and a household gets five van visits a year.
So the honest comparison is not price against a free service, because there isn't one that fits. It is one load price, in writing, against five booked trips, a height barrier and a rule about mirrors. For an address inside the ULEZ the £12.50 line is shown separately on that quote.

Does the loft count as extra?
No. Tell us it is full when you ring and it is in the same quote. It is usually the longest part of a Chingford day, so we would rather price it than discover it.
Will the vehicle fit on the drive?
Usually, and it makes the job quicker. If the drive is short or there is a car on it, say so and we plan the carry instead.
Does Chingford fall inside the ULEZ?
