Colchester's commercial fabric, and what each part demands
Severalls Industrial Park is 195 acres sitting directly on the A12 and A120 interchange, and Whitehall Industrial Estate with Grange Way Business Park is about two miles south east in the Hythe regeneration area. Colchester Business Park adds roughly 35 acres of offices. All of those are loading door and yard work, and a vehicle can get to the door.
Inside the walls it is a different trade entirely. Offices over shops, units on streets inside a conservation area designated in 1968, and a kerb you cannot occupy in the middle of the day. That work happens early or late, and the strip out is planned around when a vehicle is allowed to be there at all.

What a commercial job involves from the walled town out to Severalls, and where each stops.
- Soft strip out. Down to shell. Partitions, ceiling grid, floor boxes and fitted kitchens away, floor swept behind us. On Severalls that is a loading bay job; in the walled town it is not.
- Renovation clearance. Taken away as the work runs rather than after it, which matters on a site with nowhere to stack anything.
- Outbuilding clearance and demolition. A derelict store or garage taken down and removed. Pulling the structure down is not the same job as emptying it out.
- Construction site clearance and strip out. Cleared as the build runs and stripped before it starts. Access, hoarding and out of hours are the first three questions.
- Land clearing. Plots and access ways stripped of dumping and undergrowth, and left flat enough to build off.

The city council's special collection is a household service. A business cannot use it for a unit, and the recycling centre is not an alternative either: business, trade and commercial waste is not accepted at any Essex County Council site, Shrub End Road included.
That is worth saying plainly, because it is the thing small businesses discover at the gate with a van already loaded. There is no cheap public option for commercial waste in Essex. What there is, is a transfer station, and that is where this work goes.

Considerably, and it is priced on the work rather than on the postcode. A loading door and a yard take hours off the same job.

Not for commercial waste. The household services are closed to you and the recycling centres refuse trade waste, which is why it goes to a transfer station.
