A borough that turned its industry into workspace
Hackney has 35 conservation areas, more than anywhere else we work, and several of them are industrial rather than residential. Hackney Wick is designated for its historic industrial buildings and its waterways. South Shoreditch is designated for its furniture trade heritage. Underwood Street is designated for its warehouse character. Those are not museums; they are full of working studios, offices and small units.
That is what a commercial clearance in Hackney usually is: a warehouse floor or a studio in a converted building, up a goods stair or a single lift, in a protected building where you cannot simply cut a hole to get something out. The route out matters more than the volume, and it is the first thing worth looking at rather than the last.

The same prices in Hackney
There is one price list and Hackney is on it. Send a photograph of what needs shifting on WhatsApp and you get the load size and the figure back, rather than being asked to guess it yourself.

- A photo tells us the load size straight away, so you get a real price instead of a range.
- You are not asked to guess whether it is a half load or a full one. That is our job.
- The price you are given is the price you pay, and it covers the labour and the disposal.
- It goes straight to us, not to a call centre, and we are the ones who come back to you.
What office clearance in Hackney takes in
Commercial work in Hackney, mostly in buildings that used to be something else.
- Soft strip out. Back to shell. Partitions out, ceiling grid down, floor boxes lifted, kitchen away, floor swept. In a warehouse conversion the goods lift decides the sequence.
- Renovation clearance. Taken away as the work proceeds instead of accumulating in a corner. In a shared studio building that is the difference between a job and a dispute with the landlord.
- Outbuilding clearance and demolition. An outbuilding, lock-up or yard structure taken down and cleared rather than emptied.
- Construction site clearance and strip out. A live site cleared as the work runs, or a strip before it begins. In one of the borough's thirty-five conservation areas, what comes out and the route it takes are part of the plan rather than an afterthought.
- Land clearing. Yards, plots and gateways cleared and left flat enough to work off.
Hackney tells trade to go somewhere else, and means it
Hackney's booking page opens by telling businesses, landlords and tradespeople to use the commercial waste service rather than the bulky collection, and its recycling centre page says the centres are for residents. There is no ambiguity and no side door. A studio being emptied is not household waste and no household route will take it.
The borough also has no site of its own, so even the residential option is in Islington, Walthamstow or Haringey, with a van booking, a daily cap and an annual limit. None of that applies to a commercial load anyway; it just means there is nothing to fall back on.
So a Hackney strip-out leaves on a vehicle, gets sorted, and what can be recycled is pulled out before the rest goes for disposal. You get the load size and the figure in writing first, with the £12.50 zone line already on it for a Hackney address.

Questions we get asked about this
It is a studio on the third floor of a converted warehouse.
That is a normal Hackney job. Tell us what the goods lift takes and whether we can get a vehicle to the loading door, and the quote is built around that.
Can we put any of it through the council?
No. Hackney's own pages send businesses to the commercial service and its recycling centres are for residents. A transfer station deals with it instead.
Does ULEZ get added to the load price?
It has its own published line, £12.50, for an address in the zone, and it is on the written quote from the start.
