A big share of Romford's housing sits above something else. The parades on and around the main roads are three storeys of flats over shops, reached by one street door and one staircase, with balconies at the front and no rear access worth the name. Behind them are terraces, and behind those the post-war blocks.
That decides how a clearance here actually runs. There is no drive and often no legal place to stand a vehicle for long, so it is a carry down a communal stairwell to the kerb, in stages, in traffic. A wardrobe comes apart on the landing or it does not come out. We would rather know that before we quote than find it on the day.

What a Romford clearance takes in when everything comes down a shared stair.
- Bereavement clearance. A probate at the family's pace. In a flat over a parade the slow part is the stairs, not the sorting, and the quote says so.
- End of tenancy clearance. At the end of a let, back to bare floors. The flats over the parades turn over on short tenancies and the agent wants photographs the same week. A lot of the flats above the shops here turn over on short tenancies.

- Storage unit clearance. Havering charges £71.50 for one to three items and £18.50 for each extra, and will not refund it. That is the figure a unit full of furniture gets weighed against. We clear it out and hand it back so the monthly charge ends.

Romford does not have a recycling centre inside it. Havering's site is Gerpins Lane at Upminster, and getting a house clearance into it is close to impossible by design. You need a booking for a van or a trailer, and you also need one for any DIY waste even in a car. Nothing over 3,500kg gets on the site, and no Luton, tipper, tail lift or flat bed can enter any of the authority's sites at all. They ask for proof that you live in the borough at the gate, and a recent council tax statement is the simplest form of it.
The council's own collection is the dearest we deal with anywhere: £71.50 for the first three items and £18.50 for each one after that, paid up front and non-refundable under any circumstances. Everything has to be at the front boundary or the communal bin store by 7am, and nothing over six feet can go because of the truck.
For three items that price is worth it. For a flat with a suite, a bed, a wardrobe, a fridge and thirty bags in it, the arithmetic falls over fast, and that is before anyone has carried anything down two flights. Our figure is one load price for the lot, in writing, before the day.
